Should I Sell My House in the Winter? A Scottsdale 85250 Seller's Guide to Listing Between Thanksgiving and Spring

Should you sell your house in the winter in Scottsdale? Mild 60s-degree highs, holiday timing, Coming Soon rules and property tax prorations for 85250 sellers.

Should you sell your house in the winter in Scottsdale? For many 85250 owners, yes. Winter is when the desert is at its most comfortable: NOAA's 1991-2020 normals for Scottsdale Airport put average highs at about 65°F in December, 67°F in January and 69°F in February. That means pleasant showings, open patios and photos with blue skies, a very different picture than winter selling in colder states.

What's the catch? The calendar. Thanksgiving and Christmas compress schedules, city offices close, and some sellers wait for spring. The fix is a plan: prep in November, launch with intention, and build slack into your contract dates.

Data note: Temperatures are NOAA NCEI 1991-2020 monthly normals for Scottsdale Airport. Listing rules come from the ARMLS Rules and Regulations; contract timelines come from the Arizona REALTORS Residential Resale Purchase Contract; tax dates come from A.R.S. 42-18052. Why Winter Selling Works Differently in 85250

The Weather Is on Your Side

NOAA normals for Scottsdale Airport (average high / low):

  • December: 64.6°F / 42.5°F
  • January: 66.5°F / 43.4°F
  • February: 68.7°F / 46.0°F

Patios, pools and mountain views show beautifully. Your yard can be a selling point rather than something to apologize for.

Buyers Who Tour Now Tend to Be Serious

Late-year house hunters usually have a reason: a job start, a lease ending, a move timed to the school calendar, or a plan to close early in the year. That focus can mean fewer casual lookers and more purposeful showings.

How to Prep an 85250 Home for a Winter Listing

Outside

  • Overseed or tidy the lawn. Our winter grass guide covers timing
  • Protect plants on cold nights so they look good in photos. See frost protection in Scottsdale
  • Harvest or clean up citrus so fallen fruit doesn't litter the yard
  • Light the patio for late-afternoon showings, since winter sunsets come early

Inside

  • Keep holiday decor simple so listing photos stay timeless
  • Open blinds and turn on every light for showings
  • Service the HVAC and replace filters; buyers notice a heater that won't kick on
  • Gather records for roof, AC, water heater and pool equipment

Timing Around the Holidays

Know the Closures

The City of Scottsdale's 2026 holiday schedule:

  • Thanksgiving: city offices closed Thursday, Nov. 26 and Friday, Nov. 27
  • Christmas: city offices closed Friday, Dec. 25

Lenders, title companies and inspectors set their own schedules, so confirm availability before you commit to dates.

Build Slack Into the Contract

  • The Arizona REALTORS contract's default inspection period is 10 days. If it spans a holiday, plan your response window
  • Avoid closing dates right on a holiday weekend
  • Keep utilities on through closing for the final walkthrough

Use Coming Soon Strategically

ARMLS allows a listing to sit in Coming Soon status for up to 30 days. If it stays the full 30, it goes Active automatically on day 31. That can let you market a January launch while you finish prep in December.

Property Taxes When You Sell in Winter

Under A.R.S. 42-18052:

  • First half is due Oct. 1 and delinquent after Nov. 1 at 5 p.m.
  • Second half is due March 1 and delinquent after May 1 at 5 p.m.

Taxes are typically prorated in escrow, so a winter sale usually settles the second-half installment between buyer and seller. Ask your escrow officer to walk you through it.

“A winter listing in 85250 has a lot going for it. The light is soft, the patio is usable, and the buyers walking through the door have real plans. The sellers who do best start prep before Thanksgiving, keep the decor light, and pick contract dates that respect the holidays.”
