I've helped buyers relocate from California, Illinois, Texas, New York, and the Pacific Northwest. The pattern is consistent: the ones who land in 85250 — in Chaparral Park and the surrounding neighborhoods — are the ones who tell me a year later they couldn't imagine living anywhere else in the Valley.

Walkability — rare in the Phoenix metro. The Valley is famously car-dependent. But 85250 is an exception. The Indian Bend Wash Greenbelt runs through the area, connecting parks, restaurants, and neighborhoods along a 12-mile paved path. Chaparral Park itself is one of Scottsdale's premier recreational hubs. You can actually walk to things here.

Location that makes the whole city accessible. The 101 freeway is minutes away. Old Town Scottsdale — the cultural and culinary center of the city — is just south. Scottsdale Fashion Square is essentially in the neighborhood. Mayo Clinic, Scottsdale Healthcare, and major corporate campuses are all a reasonable commute. 85250 is as central as it gets in this part of the Valley.

Safety. Relocating families consistently rank safety as a top priority. The 85250 area is one of the lower-crime zip codes in Scottsdale — which is already one of the safer cities in the Southwest.
