85250 Market Update: What Buyers and Sellers Should Watch This Fall

The numbers to watch for Chaparral Park and 85250 this fall — and what they mean for buyers and sellers, from a resident agent.

Every few months I look at the numbers for Chaparral Park and the rest of 85250 with fresh eyes. A single month never tells the whole story, but the right data points, read honestly, help you decide when to buy, when to list and how to price.

Data note: All figures are for single-family detached homes in 85250, as of October 11, 2026, per the Cromford Report. Year-over-year comparisons are against October 11, 2025. Market data changes daily and can be revised after publication.

The Snapshot

  • Median sale price (annual sales): $870,000 for single-family detached homes, up 8.8% from a year ago
  • Median days on market: 52 days for homes that sold; 56 days for homes currently active
  • Active listings: 49
  • Months of supply: 3.1 (excluding homes already under contract)
  • Average sale price as a percentage of list price: 97.93%

One caveat: these numbers cover single-family detached homes only. 85250 is a small, mixed area that also has condos and townhomes, which are not included here and can look quite different. Across all home types, most 85250 homes sell between roughly $420K and $775K (median about $600K–$650K), so the $870,000 figure is the single-family-only number, not the whole zip code. A handful of sales can also move a median noticeably, so I treat these figures as a starting point rather than a verdict.

What I'm Watching

Price Per Square Foot, by Property Type

The median swings depending on which homes happened to sell. Price per square foot, split between condos or townhomes and single-family homes, gives a steadier read on whether values are rising, flat or softening. For single-family detached homes in 85250, the median annual sale price per square foot is $454.13, and the annual trend is up 4.2%. The current monthly median is $478.47 per square foot, but that covers a shorter window, so I wouldn't read it as a trend on its own. I haven't split out condos or townhomes here.

Days on Market

This tells you how much leverage each side has. When well-priced homes go under contract quickly, buyers need to be ready. When listings sit, there's more room to negotiate on price, repairs and closing costs. Right now, single-family detached homes that sold in 85250 had a median of 52 days on market, and the homes still active have a median of 56 days so far. That doesn't point to a rush or a standstill. It suggests that well-priced, well-prepared homes find buyers, while the rest may take longer. I don't have a trend line for days on market in this snapshot, so I'm not calling a direction.

Inventory and Months of Supply

Fewer homes for sale generally helps sellers; more choice helps buyers. Months of supply shows how long it would take to sell every active listing at the current pace. Currently there are 49 active single-family detached listings in 85250, and months of supply is 3.1. I'd call that a fairly balanced market that leans slightly toward sellers: buyers still have choices, but well-priced homes have an edge, so pricing and condition matter. I don't have an inventory trend to share in this update.

Interest Rates

Rates change what buyers can afford each month, which affects how aggressively they bid. I'm not a lender, so I won't quote rates here. For current numbers, I'm happy to connect you with a lender who can run them for your situation.

If You're Buying

  • Get pre-approved first. A strong pre-approval lets you act when the right home appears.
  • Know your must-haves. Park-side location, greenbelt access and school boundaries often matter more than a few extra square feet. See why Chaparral Park is the heart of 85250.
  • Use data to negotiate, not to wait forever. If homes are sitting, you may have room to ask for concessions. If they're moving fast, don't count on it.
  • Look past the list price. I'll show you what comparable homes actually sold for.

If You're Selling

  • Price to today's market, not to what a neighbor's home sold for months ago.
  • Prepare before you list. Condition matters most when buyers have choices. Start with my fall prep checklist for 85250 sellers.
  • Know your real competition: the homes active near yours right now. There are 49 active single-family detached listings across 85250, but what matters most is the handful in your price range and style, and I'll pull those for you.
  • Plan your next move. If you're buying again, let's coordinate timing and financing before the first showing.

The Big Picture

I never want a market update to feel like a verdict. A median price doesn't know your home, your timeline or your goals. What the numbers can do is tell us how much room we have to negotiate, how fast to move and how to price with confidence.

What never shows up in an MLS report is why people choose this part of Scottsdale: the park, the greenbelt, the minutes-to-Old-Town convenience. Those fundamentals are why I keep a close eye on this zip code. Curious how it looks to investors? Read my investment guide.

FAQ: The 85250 Market

Is it a buyer's market or a seller's market in 85250?

It depends on the price point and property type. Months of supply is the clearest indicator. For single-family detached homes in 85250 it was 3.1 as of October 11, 2026, which I'd call fairly balanced, leaning slightly toward sellers. I can break it down for the type of home you're considering.

How often should I check the local market?

At least monthly, and weekly once you're actively searching or about to list. Neighborhood conditions can differ from broader Scottsdale or Phoenix averages.
